Standard Building Specifications

We've made new builds affordable with healthy quality transportable housing solutions that are economical, sustainable, and guaranteed quality with high standard of specification.

  • Plans
  • All standard transportable homes floor plans and specifications are included in our transportable homes prices.
  • Site-specific site and drainage plans can be provided as an extra to the contract if required.
  • Sub-floor & Flooring
  • 25mm Metrafloor flooring over 200mm x 50mm floor joists at 450mm centres with three rows of 150mm x 50mm bearers.
  • 125mm x 125mm tana piles as per foundation plan.
  • Wall & Ceiling System
  • Metrapanel wall and ceiling system as per the drawings.
  • Roofing
  • Timber trusses at 900mm centres as per the manufacturers design.
  • 75mm x 50mm purlins at 900mm centres.
  • Long run 0.40mm Colorsteel roofing over self-supporting roof underlay — Colorsteel Endura range.
  • Fascia, Spouting & Downpipes
  • Metaline external Colorsteel fascia with Highline gutter system.
  • Colorsteel Endura range round PVC downpipes with clips.
  • Aluminium Joinery
  • Double glazed powered coated aluminium windows and doors as per the drawings (colour to be chosen from Duralloy Generation 2 colour range).
  • Obscure glass to bathroom and toilet windows and clear float glass to all other joinery.
  • Soffits
  • Smooth 4.5mm Hardie Flex with PVC jointers and vented soffits as the per Metrapanel design manual. Soffit and gable overhang as per the drawings.
  • Exterior Cladding
  • There are a number of claddings to choose from: Palliside, Shadow Clad, Linea, Titan Board, Colorsteel, cedar, timber weatherboard and Hardie Plank. Our costs are based on using Palliside weather board cladding. Feature cladding is optional.
  • Insulation
  • Under floor: Thermashield sisalation foil (R2.5) as per NZ3604:2011.
  • Wall insulation: Premier A grade glass wool (Pink Batts - R1.9).
  • Ceiling insulation: Premier A grade glass wool (Pink Batts - R3.2).
  • Kitchen Units
  • All our kitchen units are constructed from Formica laminate over water resistant plywood tested to a 72-hour boil test and designed to withstand any possible water damage.
  • Doors 18mm.
  • Melteca bench tops with Formica square edge.
  • Handles from the Mardeco range.
  • Laundry Cabinet
  • Aquatica Tubbie in powder coated pre-finished cabinet with mixer and liquid soap dispenser. Available in standard size (600mm) or slim line (450mm).
  • Kitchen Appliances
  • Four function free standing oven (Westinghouse or Fisher & Paykel).
  • Optional Extras: Fisher & Paykel under bench oven, Fisher & Paykel four plate hob, Fisher & Paykel dishwasher, Fisher & Paykel waste disposal unit, and Robinhood range hood.
  • Plumbing
  • Mains pressure hot water cylinder.
  • All water pipes are butylene. All waste pipes are PVC as per the drainage plan.
  • Onda BTW dual flush toilet suite.
  • Greens edge kitchen mixer.
  • Greens edge bath mixer and spout.
  • Greens basin mixer.
  • Felton shower mixer.
  • Two exterior taps as per the drawings.
  • Waste pipes through floor only.
  • Under floor waste by drainage contractor.
  • Optional Extras: Rinnai Infinity LPG hot water system, gas heating, gas hobs.
  • Shower
  • 900mm x 900mm three sided easy seal shower tray with one piece flat acrylic liner.
  • Glass door.
  • Easy clean waste.
  • Bath
  • White acrylic 1525mm bath with three rows of 150mm x 150mm white tiles to form splash back.
  • Vanity
  • White 900mm floor mounted vanity with two doors and two drawers.
  • Electrical
  • Exterior meter board positioned as per the plan.
  • Interior distribution board located as per the plan.
  • All lighting and power points as per the electrical plan. We allow for:
  • 4 x power points per bedroom (2 x double).
  • 1 x power point to bathroom (1 x single).
  • 1 x power point to hallway (1 x double).
  • 6 x power points to lounge (3 x double).
  • 4 x power points to kitchen (2 x double).
  • 2 x power points to dining room (1 x double).
  • 1 x power point in laundry (1x double).
  • 1 x heat/light/extraction fan unit to bathroom vented to exterior soffit.
  • Wiring and connection to stove and hot water cylinder.
  • Down lights throughout kitchen, dining and lounge area. Remainder of house batten holders.
  • Exterior lights: one per exterior door.
  • All electric work completed to exterior meter board ready for power connection to mains.
  • Optional Extras: Heated towel rails, ceiling fans, data pre-wire, security pre-wire.
  • Smoke Alarm
  • First Alert battery operated smoke detector.
  • TV Connection
  • 1 x TV outlet connection.
  • Telephone
  • 1 x telephone outlet.
  • Owner to contact service provider (e.g. Spark) to arrange phone account and connection.
  • Stopping
  • Level 4 paint quality finish throughout.
  • All Metrapanel wall and ceiling panels are paint sealed in the factory.
  • Painting
  • By owner. Painting is optional and not included in our standard pricing.
  • Interior Doors
  • MDF flush face hollow core pre-hung doors on satin chrome hinges and rebated jambs (paint quality).
  • Door hardware: Rubin satin chrome lever type. Door stops: Rubin satin chrome.
  • Hardware
  • 1 x toilet roll holder (satin chrome), 1 x 750mm x 900mm polished edge mirror (dome fixed), 1 x chrome towel rail to bathroom.
  • Wardrobes
  • Each wardrobe has a 300mm wide shelf with a white Lumberlok closet rail.
  • Internal Finishing Lines
  • Skirting 60mm x 10mm single bevelled pine.
  • Architraves 40mm x 10mm single bevelled pine.
  • Square stop walls and ceilings.
  • Shelving is all 36mm Metrapanel.
  • Floor Coverings
  • By owner - unless specified.
  • Transportation
  • Our standard pricing does not include transport.
  • As you can appreciate this cost is site specific and depends on house size, site access, foundation requirements and distance from our yard.
  • Permit
  • PLB Construction Group have allowed for all building consent fees ex-yard Huntly.
  • On-site permit not included in our standard pricing.
  • PLB to supply code of compliance ex-yard, Huntly.
  • If required, our staff are more than happy to liaise with local authorities to organise the required permits and consents through to issue of the final code of compliance stage on your behalf.

Prices listed on our website do not include painting, floor coverings, house transportation to site, decks, base cladding and tie downs, onsite services (power, water, storm water and sewerage onsite hook up), engineering (if required), onsite permit fees, window treatments (curtains and blinds), and under floor waste by drainage contractor as these costs vary from site to site, but can be added at your request.
