Transportable Pod House Building Specifications

The concept of the BUILTsmart Advanced Pod System is to design a unit with great specifications in a size that can be built ex-yard Huntly for speed and cost effectiveness, and can be transported to hard to reach places.

  • SUB-FLOOR & FLOORING
  • 25mm Metrafloor flooring over 240mm x 45mm floor joists at 450mm centres (bearers to be done onsite with piles).
  • WALL & CEILING SYSTEM
  • Metrapanel wall and ceiling system.
  • Sloping ceiling to kitchen, dining and lounge pod.
  • We have allowed for a flat ceiling to bedroom pod.
  • ROOF
  • Parapet roof with internal gutter system and rain water heads at both end of pod.
  • Long run 0.50 Colorsteel roofing over self-supporting roof underlay – Colorsteel Maxx Range.
  • ALUMINIUM JOINERY
  • Vantage double glazed powder coated aluminium windows and doors as per the drawings (colour to be chosen from the Duralloy Generation 2 colour range).
  • Stippolyte obscure glazing to bathroom and toilet windows, clear float glass to all other joinery.
  • EXTERIOR CLADDING
  • Prices are based on band sawn plywood board and batten or vertical corrugated Colorsteel (there are many other claddings that can be priced on request).
  • INSULATION
  • Under floor – Thermashield sisalation foil (R2.5) as per NZ3604:2011.
  • Wall insulation – Premier A grade glass wool (Pink Batts - R1.9).
  • Ceilings insulation – Premier A grade glass wool (Pink Batts – R3.2).
  • KITCHEN UNITS
  • All our kitchen units are constructed from Formica laminate over water resistant plywood. We do not build our kitchens carcasses out of Melteca (chip board).
  • Doors 18mm Meltaca.
  • Bench tops – Formica square edge.
  • Handles – Mardeco range.
  • LAUNDRY CABINET
  • Aquatica Tubbie - powder coated pre finished cabinet with mixer and liquid soap dispenser. Available in standard size (600mm) or slim line (450mm).

  • Fisher & Paykel under bench oven.
  • Fisher & Paykel four plate hob.
  • Robinhood range hood.
  • PLUMBING
  • 180 litre high pressure hot water cylinder.
  • All water pipe butelene.
  • All waste pipes PVC as per the drainage plan.
  • Onda BTW toilet suite dual flush.
  • Greens edge kitchen mixer.
  • Greens basin mixer.
  • Slide shower mixers.
  • Plumbing for washing machine.
  • Two exterior taps – one per pod.
  • Waste pipes through floor only – under floor wastes by drainage contractor on site.
  • Optional Extras.
  • Rinnai Infinity LPG gas hot water system.
  • Gas heating.
  • Gas hobs.
  • SHOWER
  • 900mm x 900mm 3 sided easy seal shower tray with one piece flat acrylic liner, glass door and easy clean waste.
  • BATH
  • 1600mm white acrylic bath with two rows of 200mm x 200mm white tiles to form splash back.
  • VANITY
  • 900mm White vanity two doors and two drawers – floor mounted.
  • ELECTRICAL
  • External and interior meter board positioned to suit site layout and power supply.
  • Internal distribution board located as per the plan.
  • Lighting and power points - we have allowed for the following.
  • 4 x power points per bedroom (2 x doubles).
  • 1 x power point to bathroom (1 x single).
  • 1 x power points to hallway (1 x single).
  • 6 x power points to lounge (3 x double).
  • 4 x power points to kitchen (2 x double).
  • 2 x power points to dining room (1 x double).
  • 2 x power points in laundry (1 x double).
  • 1 x heat, light extraction fan unit to bathroom – vented to exterior soffit.
  • Wiring and connection to stove and hot water cylinder.
  • Down lights throughout all rooms excluding bathrooms.
  • Exterior lights – 1 per exterior door.
  • All electrical work complete to exterior meter board ready for power connection to mains.

  • MDF flush face hollow core doors pre hung on satin chrome hinges and rebated jambs (paint quality).

  • 750mm x 900mm polished edge mirrors (dome fixed).

  • Each wardrobe has a 300 wide shelf with a white Lumberlok closet rail.

  • Skirting 60mm x 10mm single bevelled pine.
  • Architraves 40mm x 10mm single bevelled pine.
  • Square stop walls & ceilings.
  • Shelving is all 36mm Metrapanel.
  • FLOOR COVERINGS
  • Vinyl to wet service areas, carpet to the remainder of the pods.
  • PLANS
  • Working drawings and specifications for building consents are included in our pricing.
  • PERMIT
  • PLB have allowed for all building consent fees ex-yard Huntly.
  • PLB to supply code of compliance ex-yard Huntly for each pod.

THE FOLLOWING IS NOT INCLUDED IN OUR PRICING BUT CAN BE ADDED AT YOUR REQUEST:

Site preparation (if required). Decks, steps and base cladding. Onsite services – (power, water, storm water & sewerage system). Engineering. Onsite building consent fees. Resource consent. Under floor waste by drainage contractor. Pile foundations. Window treatments. We cannot price site works, onsite services, etc. until we have the appropriate engineering information, contour plans, etc. as these will vary from site to site.
