Step Three
Pre-contract stage

To proceed to pre-contract stage and receive a quotation specific to your site and requirements, you can expect the following:

  • Site Details

    Provide us with accurate and detailed information about your site. This includes the location, size, topography, access points, and any other relevant factors you know of that may impact the construction process or costs.

  • Geotech Report

    We recommend that you engage a local engineer to conduct a Geotech, stormwater, and wastewater (septic) report for your site. These reports are typically required by the local council for obtaining onsite consent.
  • Topographical Survey

    We recommend that you engage a local surveyor to conduct a Topographical Survey for your site. A Topographical Survey provides detailed information about the existing features and characteristics of the site’s terrain. This survey is essential for the various purposes in the construction process including, site planning and design, engineering and construction, and compliance with regulations.
  • Certificate of Title

    You will need to provide a copy of your Certificate of Title to ensure you have the authority to give permission for BUILTsmart to undertake the building Consent on your behalf. This will also specify any Consent Notices, that we would need to be aware of when designing and allow us to understand any rules that may be set against the property.
  • Transport Inspection

    Our transport team will arrange a site visit to assess transport feasibility to your site. They will also highlight any specific conditions and potential challenges. This will allow us to provide a more precise quotation tailored to your site.
  • Quotation & Specifications

    Once we have gathered all the necessary information, we will prepare a detailed quotation and specifications document specific to your site and requirements. This will outline the estimated costs, inclusions, exclusions, and any other relevant details.
  • Review & Clarification

    Carefully review the quotation and specifications document. If you have any questions or require clarification on any aspect, don't hesitate to reach out to us for further discussion.
  • Decision Making

    Based on the provided quotation and specifications, evaluate whether it aligns with your budget, preferences, and overall project requirements. If you are satisfied, you can proceed to the next stage, which typically involves signing a contract and making the necessary deposit payments.
