Enquiry/Viewing
Contact BUILTsmart if you have a house plan that you like or want to view our stock builds and pricing. We have a range of builds completed.
It is recommended to contact your local council and talk to the duty planner for rules and regulations specific to your site.
Planning & Estimates
We can give you an estimate on the home delivered to site, this will give you a good indication of how affordable the BUILTsmart homes are. If you accept this estimate, we will carry out a transport site visit to ensure we can safely deliver your new building. This is a good time to discuss a timeframe for when you would like your new build onsite.
Geotechnical Engineer – it’s required that you engage an engineer to test and report on your ground where you anticipate the home to be sited. This report will also allow us to accurately price your foundations. You may need a Stormwater and Wastewater Design done dependant on your site and available services. These reports will be used to accompany the building consent application.
Surveyors – you will need to engage a surveyor to plot your land out and provide a topographical plan to confirm any contour onsite and boundary measurements.
You will need to provide BUILTsmart with the Certificate of Title and any Consent Notices attached to the title as these may affect the build or onsite works.
Quotes
Once all the planning has been completed, we can move to a formalised quote which will have the specification of your new build included.
Contracts, Design & Consents
Contracts – these are something we have between yourself as the client and BUILTsmart. This is a legal document so we recommend you seek legal advice before signing. These are made up of owner’s details, pricing, payment structure, specification, insurance and plans.
Once the construction agreement has been finalised and the deposit has been paid, we can proceed with the design of your project including colour selection, finalising the location of where you would like the home on your site and site-specific drawings.
We have our own architects in house which allows us to draw and process your drawings efficiently. These will then be submitted to your local council along with any reporting and designs completed earlier in the process. Council will process the consent and once approved we can start your build.
Construction & Delivery
We have a very streamlined build process with builds typically taking 10-12 weeks to complete. We will have a delivery date confirmed and any other onsite works scheduled.
On final completion of the build and approaching the agreed transport date you will do a final inspection before we load it on the truck for delivery.
The survey building location pegs will need to be installed by the surveyor as per the approved plans and any site works that may be required that are noted in the site visit documents. e.g. low trees or fences.
